What Buyers Should Know

When we work with buyers, we listen. We will not sell you a property that isn't right for you. We take into consideration all of your priorities – home criteria, desired neighborhoods, your family, your budget, property condition – all of the factors that go into the big decision.

We strategize to help find your ideal home, searching local multiple listing services, and our wide network of real estate contacts. We will talk to you, listen to you, and get to know you. We will preview homes for you, take you out to tour homes that meet your criteria, and act as your consultants and advocates. Once you've found the right property, we help you understand the disclosures and reports, help you to write an offer, present it, and work to get it accepted. We guide the transaction, negotiate as needed, and stay in constant contact with our buyers from beginning to end.

Step 2: Find Your Home

  • View properties

  • Select property

  • Review disclosures, reports and comparables

  • Help with insurance, research and other up-front needs


Step 3: Create a Winning Offer

STEP 3: CREATE A WINNING OFFER

  • Prepare the purchase agreement and associated documents after discussing, strategizing and confirming your offer price and terms

  • Present offer to seller and seller's agent

  • Negotiate terms

  • Complete ratified sales contract


Step 4: Smooth Transaction

  • Schedule inspections, if needed

  • Explain and discuss findings and next steps

  • Stay on top of loan process, appraisal, and underwriting

  • Open escrow with title company

  • Buyer deposit of earnest money

  • Research jomeowner’s insurance quotes

  • Review preliminary title report

  • Ongoing negotiations and communication

  • Help arrange for movers and utilities switch-over

  • Guide deposit of buyers' down payment and closing costs to escrow

  • Be present for buyers signing of closing and loan papers

  • Follow up on loan funding and recording of title

  • Let you know when escrow has closed

  • Deliver keys to your new home!
